This Privacy Policy explains what information benrealtoridaho.com (the “Site”) collects, how it is used, and the choices you have. The Site is operated by Ben Johnson, a Realtor® with Idaho Life Real Estate. In this policy, “we”, “us” and “our” mean Ben Johnson.

Information you give us

The Site does not have account sign-up or contact forms. When you reach out by phone, email, text or WhatsApp using the links on the Site, we receive whatever you choose to share, such as your name, phone number, email address and details about the home you are looking to buy, build or renovate. We use it only to respond to you and to provide real estate services you ask for.

Comments

When you leave a comment on a blog post, we collect the name, email address and optional website you enter, the comment itself, your IP address and your browser’s user agent string. This helps us detect spam and moderate comments.

• Your name, website and comment are shown publicly once approved. Your email address and IP address are never shown publicly.
• An anonymized string created from your email address (a “hash”) may be sent to the Gravatar service to show your profile picture, if you have one. Gravatar’s privacy policy is available at https://automattic.com/privacy/.
• Comments may be checked by an automated spam-detection service.

Deleting your comment

You can delete your own comment at any time using the “Delete” link shown under it:

• If you were logged in when you commented, the link appears whenever you are logged in to the same account.
• If you commented as a guest, the link appears only in the browser you used to post it. That browser holds a private deletion key that proves the comment is yours. If you cleared your cookies or use a different device, contact us and we will remove it for you after confirming the request.

Cookies

The Site uses a small number of cookies, all set by the Site itself:

• Comment cookies. If you choose to, your name, email and website are saved in your browser for one year so you do not have to re-enter them.
• Comment deletion cookies. When you post a comment as a guest, two cookies are saved for one year: a private key used to verify that you are allowed to delete that comment, and a marker that tells the page to show you the Delete link. They contain no personal information.
• Login cookies. Only for site administrators and registered users who log in.

The Site does not use advertising cookies. If we add analytics in the future, we will update this policy.

Third-party services

• Fonts. Typefaces are loaded from Google Fonts, which means your browser connects to Google’s servers and Google receives your IP address. See https://policies.google.com/privacy.
• Links to other sites. Links to Facebook, LinkedIn, YouTube, WhatsApp and Idaho Life Real Estate take you to services with their own privacy policies. We are not responsible for how they handle your information.
• Hosting. Our web host keeps standard server logs, which include IP addresses, for security and performance.

How long we keep information

Comments and their metadata are kept until the comment is deleted by you or by us. Messages you send us are kept as long as needed to serve you and to meet real estate record-keeping requirements under Idaho law and brokerage policy.

Sharing

We do not sell or rent your personal information. We share it only when needed to provide the services you ask for, for example with a lender, title company or inspector you choose to work with, with Idaho Life Real Estate as required by brokerage policy, or when required by law.

Your rights

You can ask us to show you, correct, export or delete the personal information we hold about you. Contact us using the details below. We may need to confirm your identity before acting on the request.

Children

The Site is not directed to children under 13, and we do not knowingly collect information from them.

Changes

We may update this policy from time to time. The date at the top shows when it was last changed.
